We are one of the leading builders of brand-new affordable homes for rent and shared ownership in the UK. We seek to provide sector leading homes that delight our customers, through a genuinely tenure blind approach to design, layout, specification and customer experience, ensuring that we create thriving communities for our residents to enjoy.

With an operational area spanning the Midlands, East and the South East, our developments range from small schemes of two or three homes in rural villages through to sites of hundreds of homes in towns and cities, from greenfield sites to urban regeneration projects.

We build a variety of homes from one bedroom apartments through to large family homes and Independent Living homes for the over 55s. Our developments include a mix of tenure from Market Sale, Shared Ownership and Shared Equity.

We have a strategic partnership with Homes England which will see us deliver over 3,800 homes under this partnership.

Our homes: sector leading designs and specifications

We want to ensure that our new homes and developments are sector leading and that the processes we have established provide a robust platform which will serve us for years to come, ensuring that we always deliver new homes to the highest possible standard.

We have invested in all aspects of design and specification, from the introduction of our own Design Standards for the creation of our homes and communities, to our own house type range, and all our homes are built to Royal Society for the Prevention of Accidents (RoSPA) Safer by Design Gold Standard, ensuring that our homes are amongst the safest on the market.

Working with interior designers to create aspirational interiors means our homes look good as well as ensuring they meet the current and future needs of our residents, with improved safety and accessibility features.

Visit Orbit Homes

Orbit Homes has set a standard of being an early adopter of our 'Safer by Design framework ' that offers achievable ways to reduce the number of domestic accidents. RoSPA wants to make houses of the future safer places to be and we are delighted to have Orbit Homes as a partner in this journey.

Building Buddies

Launched in 2023, our exciting new 'Building Buddies' educational programme, gives primary school children first-hand insight into how homes are built.

Children aged 7 to 11 are invited to experience a hands-on site visit, where they can develop their knowledge and skills by safely exploring the site, speaking to our Orbit Homes development team, learning the importance of health and safety, and discover how brand-new houses are constructed and the exciting careers in housebuilding. Children also have the opportunity to build a home of their own, with a special 3D model house, whilst teachers can also download a support pack and classroom resources.

RTPI Planning Excellence Awards

Our Park East scheme within the London Borough of Bexley won the Excellence in Planning for Communities (schemes of 50 homes or more) category in the Royal Town Planning Institute Excellence Awards. The scheme, which is being delivered in partnership with Wates, provides a new high quality and inclusive community of 320 tenure blind homes with 80% affordable housing, all set within landscaped green spaces to provide a strong sense of community.

'Green Plaque' accreditation

Our Melbourne Avenue development in Ramsgate became the first new build development to be awarded the national 'Green Plaque' environmental accreditation in partnership with WW Martin in recognition of the homes’ best practice sustainability.

Modern methods of construction

We see offsite manufacture housing as an important part of the future of housing in the UK. There are a number of projects being delivered around the country where we are exploring MMC innovations, including our partnership with ilke Homes to deliver the first volumetric MMC development at Wellesbourne.

Modular housing significantly reduces the impact on the environment through off-site, energy-efficient construction, minimised material procurement and wastage and reduced transportation required to and from site. The homes look exactly the same as a finished brick-built house but are more energy-efficient, resulting in a lower carbon footprint and reduced heating costs for our customers.

Customer Charter

Our Customer Charter fully complies with the Consumer Code for Home Builders, a code which aims to ensure that buyers of new homes are treated fairly and are given reliable information about their purchase.
